Two transactions, one playbook

If you're selling and buying, this is when both sides go in motion. Jill lists the current home and starts vetting properties at the new station. The goal: keyless overlap — sell, close, buy, close, move, with the equity moving in one direction.

Make the offer, start the clock

This is when a typical VA loan closes — 30 to 45 days from contract. If you're flying in to tour, this is the trip. Jill will have your shortlist ready, the listing agents briefed on your timeline, and offers drafted before you board the flight home.

Inspect, appraise, negotiate

Loan is in underwriting. You're triple-checking everything you can't replace — passports, birth certificates, the dog's vaccine records. Jill handles the closing logistics, schedules the final walkthrough, and confirms wire instructions in person (never over email — wire fraud is real).

Then she sends you to your new neighborhood with a list of every coffee shop, urgent care, hardware store, and dry cleaner worth knowing.

Conventional loans charge private mortgage insurance until you hit 20% equity. VA loans don't. That alone can save you hundreds of dollars a month for the life of the loan.

Reusable entitlement
